TL;DR What makes this Brooklyn boutique hotel special? Why should I stay here?
- Industrial-chic design: converted factory with bold metalwork, airy lobby, and creative details.
- Apartment feel: rooms and suites are more like stylish flats than hotel rooms.
- Local vibe: fits perfectly with Greenpoint’s personality — relaxed, personable, not overly polished.
- Not for luxury seekers: no gold-plated glamour — more casual neighborhood than Manhattan pomp.

The Box House, Greenpoint, is a very-hip, very Brooklyn, hotel carved from converted factory, all black washed concrete, and vintage red brick with bold accents.
The metalwork works especially well, with a theater-style entrance and large, multi-paned windows.
The lobby is super-airy and sunny, and all touches have a sophisticated kind of casual.
It feels closer to a creative studio or cafe hybrid than a traditional hotel lobby.
Even the rooms feel more like apartments than swish hotel suites.
It’s all brought to you by a small NYC hotel chain and it fits the neighborhood vibe well.
If you want gold-plated lux. and bellhops in uniforms, we’ll urge you more towards Manhattan.
The Box House is the perfect fit for an up-and-coming area like Greenpoint, still far more personable than posh.
What are the rooms like?
- Loft-like style: hardwood floors, local artwork, marble bathrooms, and eclectic decor.
- Compact but smart: starting at 250 sq ft, most rooms have Queen beds and some feature balconies.
- 126 suites & penthouses: one-bed suites add living rooms and pull-out couches; penthouses come with kitchens and two bedrooms.
- Modern amenities: HDTVs, climate control, coffee & tea facilities in all rooms

Rooms definitely have an apartment feel, just on the edge of dorm-room chic.
We’re happy to report that the hardwood floors, hand-selected furniture, local artwork and a marble-filled bathroom lessen the university vibes quite a lot.
There’s a lot of pale wood, and cozy throws.
Colorful pillows, paintings, chairs and more break up a blue and white color scheme, making it friendly rather than corporate.
Starting at 250 square feet (we’re still in New York, people), nothing’s super-roomy until you get to the suites.
Most rooms have Queen beds, some with balconies, and some with balconies featuring killer views of the city.
Suites are One-bedroom affairs that give you a sitting room. There’s a pull-out couch that works well for groups, and balconies as well.
Penthouses are for the super-swank, with full kitchens and two bedrooms.
Whatever you choose, you’ll enjoy coffee & tea capabilities, HDTVs and individual climate control.

And what’s the food like? Any facilities we should know about?
- Brooklyn Lantern: on-site restaurant serving New American cuisine, craft beers, and cocktails.
- Flexible dining: open for breakfast, lunch, and dinner — but many guests head out to explore Greenpoint’s dining scene.
- Solid facilities: concierge service, fitness & business centers, and self-service laundry.
The onsite restaurant is called The Brooklyn Lantern.
It’s very New York, featuring New American cuisine and a lot of attention to craft beer and cocktails.
You can head there for breakfast, lunch, and/or dinner, though we expect you’ll want to get out and explore the neighborhood.
The 24-hour concierge can help with this, and the staff in general is top-notch.
On-site, you’ll have a fitness center, business center and self-service laundry capabilities.
How is the neighborhood? Anything interesting nearby?
- Industrial Greenpoint: set on the edge of Newtown Creek, mixing offices, studios, cafés and vintage shops.
- Walkable options: Nassau Ave subway is 20 minutes away; local streets have authentic dining and quirky boutiques.
- Close to Williamsburg: more nightlife, markets, and craft breweries nearby.
- Great views: Bushwick Inlet and Marsha P. Johnson parks overlook Manhattan; ferries run along the East River.
You’ll be on the very north tip of Greenpoint, set on the edge of Newtown Creek.
You can walk to the waterfront, but it’s a bit limited, and heading west towards the East River will have the added benefit of ferry-watching.
The neighborhood is one of the more industrial of the rapidly gentrifying greater Brooklyn area.
It adds diversity, and you’ll be able to see offices and studios mixed in with the hip new cafés.
The big draw is Nassau Ave, which has a subway stop about a 20-minute walk from the hotel.
We’re talking a road lined with various restaurants, dentist offices, vintage boutiques, liquor stores, and more.
Finding a low-level street that isn’t filled with a mall-like collection of Zaras, Bennetons, and Urban Outfitters feels like a real triumph.
There is a Starbucks, though, we’ll have to admit.
Further south you’ll find Williamsburg, where you’ll get all your Brooklyn classics. Visit a farmer’s market, a hip brewery, have a night out on the town.
The Bushwick Inlet or Marsha P. Johnson parks have lovely views of Manhattan. East River Ferries run from both Greenpoint and Williamsburg.
And what about the reviews? What did other guests think?
Some things guests liked:
“I loved the look of the hotel, the location of the hotel, the room itself and the staff! As we checked out Angelina was so kind. She took the time to tell me and my mom about the hotel and everything it has to offer and things in the neighborhood the next time we visit….”
“The one bedroom with balcony was gorgeous and so spacious, especially for New York. It worked perfectly for my husband, daughter and sister to stay. The hotel was gorgeous and loved that you could get breakfast and that there was a bar. The hotel staff was accommodating with adding a microwave to make sure we could warm water for my daughter’s bottles. We would definitely stay here again!…”
Some things guests didn’t like:
”A little noisy when wedding/party groups are in the hotel, but not too bad. Extra charge to get into a “ready” room even just an hour earlier after a long flight and with 7+ days booking….”
”There was some stomping going on upstairs but not sure if that was just a really loud guess or if it’s always like that. You do have to walk up a lot of stairs to get to the train stop as well, but not a problem for us!…”
