TL;DR
- Suave SoCo setting: right off Congress Avenue in Austin’s buzzing South Congress neighborhood.
- Sleek design: colorful, modern interiors with natural touches from old Texan Oaks.
- Intimate vibe: only 7 rooms, feels like an upscale Airbnb with digital check-in and keyless entry.
- Social spaces: cozy courtyard with honor bar, fire pit, and water feature.

Frame Hotel – Treehouse, formerly the Kimber Modern, is another suave boutique hotel right off Congress Avenue in Austin’s vibrant South Congress.
We found the design sleek, colorful and modern but this Frame Hotel also offers some nice back to nature vibes.
There are no treehouses here though, despite the name, but some wonderful old Texan Oaks in the courtyard were enough to inspire.
The hotel has a very small number of rooms and, with no staff for most of the day (though they are just a phone call away), we think it feels more like a very upscale Airbnb than a hotel.
There is digital check-in, plus keyless entry for example but, there is the aforementioned courtyard, and an honor bar, where you can socialize with fellow guests.
What are the rooms like?
- 7 rooms & suites: bright, modern spaces with floor-to-ceiling windows and leafy views.
- Artistic touches: features by Austin artist Minden Ten Eyck.
- Luxury amenities: soaking tubs, Malin + Goetz products, Sferra linens, and Egyptian cotton robes.
- See each room in detail here
Frame Hotel Austin offers 7 individual guest rooms and suites, all of which are spacious and beautifully decorated in contemporary style.
We find them bright, clean and comfortable too with floor-to-ceiling windows that give ample natural light despite being overlooked by those grand old oaks.
In-room art by local Austin artist, Minden Ten Eyck adds to the aesthetic too.
Not your average hotel amenities include BYOD (bring your own device) smart TVs, soaking tubs, Malin + Goetz bath products, Sferra fine linens and down pillows, plus thick Egyptian cotton towels and robes.

And what’s the food like? Any facilities we should know about?
- Breakfast: fresh, organic, locally sourced daily selection.
- Honor bar: stocked with local beer, wine, sparkling water, and Texas-roasted coffee.
- Courtyard: central social hub with fire pit and water fountain.
Frame Hotel Austin does not have a restaurant on-site, but we do have a fine daily breakfast selection, making good use of fresh, organic, locally sourced ingredients.
The hotel also offers a fully stocked honor bar, with a variety drinks: beer from the award-winning Real Ale Brewing Company, white wines, sparkling water, along with gourmet coffee from Texas Coffee Traders
For a meal outside we don’t have far to go – some of the best restaurants in Texas are in the neighborhood, along with more casual eateries and food trucks.
The hotel is a lovely space and all rooms surround a central courtyard and common area with a cozy fire pit and a soothing water fountain feature.
How is the neighborhood? Anything interesting nearby?

And what about the reviews? What did other guests think?
Some things guests liked:
“Charming and quiet right in middle of Austin. Parking in great. Walk to everything on South Congress. There are some pretty steep stairs at entry, but they were worth it IMO. Suites are charming and deck is absolutely wonderful….”
“Beautiful quiet oasis off South Congress with sleek modern decor. Have stayed multiple times before and always look forward to another visit! Thank you!….”
Some things guests didn’t like:
”Location is fantastic – close proximity to SoCo, Lady Bird Lake, Congress Ave bridge, etc. Hotel is keyless and “no check-in / no check-out” required, which can be good but at the same time makes it difficult to get improvements if needed. Reason for the low overall rating is due to the noise levels – we stayed in the White Suite, which faces the street. As a result, there’s a significant bit of “club noise” from S. Congress which permeates into the room. My husband and I both had to use earplugs and even then, it felt like it was a dance club in our room until midnight….”
”I tried to call property to see if I could switch rooms (which I would’ve paid for) and nobody answered or called me back, which was disappointing….”
