From the moment you step through the bright yellow door of this Portsmouth boutique hotel, we think you’ll feel right at home.
The Sailmaker’s House can be the spot for a relaxing home-base on your NH Seacoast adventure.
The original part of the building, constructed in 1801, is a cute collection of architectural quirks. It sits sweetly alongside a selection of rooms that feel reserved for family friends.
This means, of course, that you feel like family friends. Add to this the impeccable location and easygoing service, and you can prepare for a great experience.

Decor is entirely classic — bright whites with understated color on the walls and well-chosen accents. It’s nothing you’re going to write home about, but there are some decorative pieces that keep the space feeling unique.
Rooms feature Matouk linens, HDTVs, Bluetooth radios, individual climate control, and your standard room amenities.
The bathrooms are comfortable, rather homey, like that guest room bathroom that doesn’t get much use so it’s always super clean and smells like potpourri. They’re stocked with Malin & Goetz toiletries.
It’s a historic house, so rooms are not super-spacious. They run from a super-cozy 130 square foot Queen Room to a 250 square foot King.
If that all seems unbearable, the King Suite offers room for a pullout sofa and a lovely outdoor deck.

And what’s the food like? Any facilities we should know about?
- Coffee, tea, and snacks: available anytime.
- No on-site dining:, but great local options nearby.
- Common areas: for relaxing with drinks or reading.
- Gardens: with seasonal perennials to enjoy outdoors.
There is coffee, local tea, and a selection of snacks laid out for guests to snag whenever they need. Any lovers of a light breakfast or coffee-only types will be perfectly content.
There is no other on-site dining. In another city, it might feel a bit bare-bones, but the proximity to the best breakfasts this breakfast-friendly town has to offer make it a non-issue for most.
Other than that, we have a range of common areas for hanging out, reading, having your morning beverage, or your afternoon beverage, or a cheeky before-hitting-the-bars coffee.
The gardens are also more than worth some time taking the fresh air. They have longstanding residents, are well cared for and full of perennials that follow the seasons.
How is the neighborhood? Anything interesting nearby?
- Central Portsmouth: location near shops, dining, and history.
- Easy drives: to Rye, Kittery Point, and Hampton Beach.
- Walkable: to Market Street and State Street shopping.
- Highlights: include Strawberry Banke and Turkish Caffe Kilim.
Whether you’re visiting Portsmouth, next door’s Kittery, any of the handful of vacation towns in the New Hampshire Seacoast, or the University of New Hampshire inland, the location couldn’t be better.
You’re minutes away from the lesser evils of the 95 on-ramps, and biking distance to many, or all, of the local seaside spots. It only depends on your enthusiasm for biking.
And the drives aren’t half bad, either.
Head towards Rye or Kittery Point for some gorgeous drives to the various beaches along Route 1. A stop at the famous Beach Plum on the way to Hampton Beach will scratch your lobster roll itch.
Or stay in town. Everything is walking distance, the best breakfast spots less than five minutes from the hotel. For dinner, just walk down Market Street and see what catches your fancy.
History buffs will love Strawberry Banke next door, and the boutique shopping along State Street and Market Square is guaranteed to please.
If you want to stretch the legs, local favorite Caffe Kilim serves up hot coffees with an international flair.
Don’t forget to check out the Turkish market in the back room.
